While we love to build, much of what Weintraub Projects does is to resolve problems burdening either a real estate project or a parcel of land.  Because of the nature of the projects we undertake—the development of property that has complicated landuse issues, environmental contamination or other impairments that make the usually difficult development process even more complicated—we have had to solve a lot of these sort of issues.  We have assessed and resolved environmental issues, we have settled legal issues and we have worked with project neighbors to nurture support.  We also have experience assessing the issues that might burden a future real estate transaction, so that we can have an idea, before getting involved in a given project, how much effort and money might end up untangling historic property messes.  All this work is necessary, of course, to position property so that it can be built or sold with as few obstacles as possible.

current consulting PROJECTS

We are helping one client find a parcel of land on which to site a commercial project that he has long hoped to build.  He has some very clear ideas of what he is looking for; he also is very flexible on other criteria.  After we worked with brokers, databases, engineers and other consultants to narrow the field of potential properties down, we developed a due diligence plan to help assess the pros and cons of the best parcels.  

We are helping an owner of a dilapidated industrial facility in a somewhat delicate natural setting put together a realistic plan and budget to respond to the asbestos, underground petroleum storage tank and other environmental issues on the site.

For another client we are helping to manage a development effort that includes negotiating amongst local, state and federal agencies, managing design, legal, landuse and engineering consultants, and putting together a grant application in an effort to help fund a portion of the project with a specialized federal grant.


Partnering

  • Property Valuation, Planning and Execution.

No two potential real estate and development transactions are alike.  However, the same experience thinking through valuation, timing, landuse, construction and legal issues that makes Weintraub Projects helpful as a project consultant also makes Weintraub Projects a good transaction partner.  For example, a property owner came to us because he was about to lose his beautiful—and mostly vacant—piece of property in a strong residential real estate market.  Even though the old cottages on the property were generating some rental income, he had fallen behind on his real estate tax payments and was now facing foreclosure.  We helped negotiate a repayment agreement for the property tax arrears, restructure the ownership of the property in a way that allowed Weintraub Projects to become a management partner and maximize cashflow so that the rental income could cover most of the debt payments.  The idea for this property, and frankly for many properties, is to be able to foresee the future value that it could generate, estimate the cost of getting from here to there, and figuring out how to finance that journey.  What we do is to help build and implement a business plan that will maximize the potential value in a piece of property for the benefit of the owner.  Talk to us!  We are interested in partnering in relatively small real estate development opportunities that are complicated, interesting and/or fun.
